Do you build on sloping blocks?

Yes, as all our homes are individually designed, we are happy to create a design to suit the contours, orientation, views and breezes specific to your block of land

Do you have House and Land Packages?

We mainly design and build for homeowners who have previously selected their block of land. While we can offer designer packages in many locations, for updates on House and Land Packages available now or currently being built please CLICK HERE

Looking to renovate

We live in a great area, our home is tired and old, but we don’t want to move, can you create a new modern home that can take us forward?

We have formed a specialist home renovating division called RENO BOSS, and specialises in major renovations or additions for budgets from around $150,00 where clients are looking for a full makeover or a second storey extension.

Is it best to renovate an existing home, or demolish and build a new home, can you advise us?

This is a good question; our RENOBOSS designers have the expertise to determine that for you. With many changes in building regulations and changes to the existing flood levels in some areas, it may not be practical to renovate. Then in some cases renovation can save existing homeowners thousands of dollars if the structure is sound and has been well built.

Location

Our block of land is situated a long way from your office, can you still provide us with a design service, or will you sell your plans to be built elsewhere?

While we consider the design process to be an integral part of the home construction process, and our commitment to individual designs paramount. Yes, we can either license existing designs to be built on you land or create an individual design to suit your particular block, and provide a once-off licence at a fee to build that specific design on your nominated block, liasing with your nominated local builder to ensure the home is built in accordance with the plans provided.

Our block of land is situated in Northern New South Wales, how far South do you build?

We have built at Koala Beach, Pottsville, and are building at Casuarina Beach, and Salt Village, south of Kingscliff and Byron Shire, and could consider as far south as Ballina. At this stage we have no proposals to build further south

Our block of land is situated on the Sunshine Coast, Queensland, how far North do you build?

We are currently designing a development at on the Sunshine Coast, and in discussions regarding other projects in the area. We plan to have a presence on the Sunshine Coast in the not too distance future.

Do you build on the islands in Moreton Bay?

We have recently built a home on South Stradbroke, and may consider Russell, Macleay and other Islands, depending on the size and extent of the project. Our Natureflow HSTP system is fully approved for use on all. Due to the logistics of building in these areas the cost of construction can be considerably more, depending on the access for our construction personnel and materials.

Pricing

There are no prices on your home designs, why is that?

We work with fixed priced contracts, to “Turn-Key” Construction. We do not have a price list because we individually design for each new client, taking into account their needs, block of land, and their budget. The price ranges indicated that we can create designs within these ranges. The prices indicated are not for specific designs but mean that we can design homes from that range for each category.

We would like to do the landscaping and interior finishes like tiling and carpet laying ourselves, how does that affect the pricing?

We provide a complete design and build service for our clients, up to a full ‘Turn-Key‘ Construction. We are happy to consider any issues, but cannot allow any work on site by unlicensed contractors and all insurance issues must be properly addressed. However due to our responsibilities under the BSA we are unable to build homes to lock-up. Current Statutory requirements hold builders responsible for the structural issues as well as the final outcome with materials, finishes etc. we honour that and will not partially complete a home.

What are your fees for designing a home?

Please refer to “Our Services” Page of the website our range of fees do not reflect the actual cost of providing the design service, but it enables us to fully commit our resources to provide the best design result for our clients.

We are still looking for our block of land; can you start designing our home before we have the land?

Since our homes are individually designed, we take into careful consideration all factors including your needs and desires, the levels, views, and direction that your block of land is facing and the prevailing breezes. Without this information it is difficult to create a design most suited for your particular needs until we have a block to site it on.

We specialize in individually designing virtually each new home for each new client, we find that some clients will look at an existing design and say that's exactly what we want "BUT" can we change this or that. We then modify that concept plan to suit their specific needs and to suit the orientation of their block of land. However when we see the block of land we are happy to recommend if a completely new design is required with the elements preferred from the original concept design.

Are you able to design/build townhouses? 

Yes, while we are residential builders we also hold a commercial builders license allowing us to design and build duplexes, town houses, and other multi-unit dwellings. We have provided concepts or various multi-dwelling projects, our 'Beaches' and ‘Orca’ designs are two duplex designs we have available as concepts.

Do you have a list of Standard Inclusions? 

As we individually design each new home, the inclusions reflect what level of inclusions our clients require, we have three levels of specification ‘Ocean’, ‘Freedom’, and ‘Panache’ we then tailor each specification to suit our client’s specific design, needs and desires. 

We prefer to provide an all-inclusive estimate for the construction of our homes; in consultation with our clients we can include a full turnkey package, ie. Quality inclusions, floor coverings, light fittings, flyscreens, telephone points, TV aerial, driveway, paths, landscaping, letterbox etc.  We do not include window coverings, drapes, blinds etc., we consider that a more personalised choice and we leave that up to each new owner, but happy for them to use the services of our interior decorator to help determine their needs.

Is it possible to change the floor plan layout and keep the same outside appearance??

When we individually design each new home for our clients, we can reflect the character and appearance of a design we have done previously to a great extent. However a new floor plan could reflect some minor or major changes in the external appearance, i.e size and position of windows and external doors etc.

We can offer different options for the external appearance of a particular floor plan, by changing the roof shapes, colours, materials etc

Do you currently have any narrow house designs in your collection of designs?

We may adapt an existing floor plan to suit a narrow block, though the preferred option would be that we individually design a home for your particular block. Several designs that we have done suit narrow blocks, such as “On the Beach”, and “Breezes” for 15 metre wide blocks, we have designed homes for blocks down to approx. 10 metres wide.

Is it possible to purchase one of your display homes?

Yes, from time to time we build new display homes, we offer a 6% return usually for a 12 – 18 month period. To assist our prospective clients we normally contract the land and house separately to save on the amount of stamp duty payable. Our display homes are usually built in a prestige area of a given development among other quality built and displayed homes, where capital growth is maximised.

We are looking for a house design to fit onto our block; can you design for 'difficult' blocks?

Yes, whether it is steep or gentle sloping, up or down or across the site, whether the block is fan shaped, a battleaxe, or whatever shape, we can design a home to suit. Building on sloping blocks usually costs more to both prepare the site and in the method of construction. We wish to work with you to achieve the best results for you, your family and your lifestyle.
