THE SERVICE WE OFFER

Choosing your builder can be a daunting factor, we want our clients to be comfortable with the process and we understand that this is an area is of most importance to every client.

We wish to familiarize you with the services we offer so that you choose the rate at which we proceed through each step in the process of creating your new individually designed home.

Initial discussion

Phone, email, write or call in at our office or one of our display homes.
As we are not a volume builder we do not have a team of well-trained sales people; only genuine dedicated staff that believe in what they are doing and know our clients are the most important asset of our business.

Arrange an appointment to discuss your needs and find out more about who we are and how we might assist you, and the costs involved.

Discuss a design brief and enquire about a concept design to suit your block of land. Yes, your block of land as well as your thoughts and needs are of great importance.

Concept Plan

When you are happy to proceed, and have us provide you with the most accurate concept, we need to visit your site and receive first hand knowledge of the size, shape, orientation, soil classification and contours of the block.
We then take into account the prevailing breezes for cross flow ventilation and efficiency of design.


Cost: From $1495 depending on the site and complexity of design

Time Frame: Approximately 3 weeks after receipt of soil test and contour survey

We provide you with the following:

  1. A scaled floor plan
  2. Two elevation drawings
  3. An estimate of the home construction cost with inclusions and preliminary costs
  4. An artist impression perspective drawing will follow when you are happy to proceed to the preliminary contract stage.


Preliminary Stage

When you are happy with the concept drawings and the written estimate the next stage is Preliminary Contract. We use the Master Builders Association Preliminary Agreement to formalise the engagement of Boss Homes to proceed to working drawings (Architectural Plans), Engineering Drawings and footings design, lodgement fees, and all statuary fees and charges for the lodgement of plans with Council for approval.

Time Frame - 6 - 8 weeks depending on any revisions to drawings

Cost – at this stage it dependent on size and complexity of design, Council fees and other charges, and is accurately estimated in the presentation booklet.

(We wish to point out that all Boss Homes concept plans and working drawings remain the property of Boss Homes and Ian Anderson Building Design and home owners are granted the use of those plans to construct the residence concerned on the prescribed block of land, any unauthorised use of these plans is prohibited).

When Council approves the plans and major trades and prices are confirmed, colour selections and final item selections made, we then move to the next stage, authorising the full Building Contract.

Contract and Construction Stage

At this Stage Boss Homes contract with our clients to build their home at a firm and fixed price, except for any variations that are requested, latent site conditions, and client initiated delays outside the normal contracted conditions (i.e. when we begin the construction phase any delays required by the client, may incur additional costs).

Time Frame - 22 - 26 weeks depending on size and complexity of home.

Homes larger than 500 m2, will need to have construction times and scheduling evaluated and confirmed in writing.

At this stage a construction schedule will be provided based on the contractual obligations and progress payment schedule and construction will commence. During the construction period, any client initiated variations are still possible up to a certain time when it becomes impractical or too expensive to make changes, additional documentation fees and extension to the contract period will apply.

Upon receipt of this document, we will have a much better picture of your requirements, and how we can help you. We will still need to meet and discuss those lifestyle elements that help make you dream home a reality and visit your block of land.
